Senior Associate, Real Estate & Site Acquisitions 10944

Our client is seeking a Senior Associate, Real Estate & Site Acquisitions to join their development team. Reporting to the COO, this individual will be a critical contributor across land acquisition, site due diligence, and asset management for the real estate underlying the Company’s data center and power infrastructure pipeline. The role offers exceptional visibility – you will work closely with senior leadership, our PE sponsor, and the landowners, brokers, and development partners driving our site pipeline.

RESPONSIBILITIES
Acquisitions & Underwriting

• Support acquisition, underwriting, and valuation of land and site opportunities for data center and power infrastructure development, spanning ground-up and adaptive-reuse scenarios.
• Build and maintain financial models for site acquisitions – investment returns, capital event modeling, sensitivity analysis, and capitalization structures.
• Spearhead term sheet gathering and comparison from landowners, brokers, and lenders for acquisition and development financing.
• Assist in structuring joint venture equity arrangements with development partners.
• Review underwriting models, assumptions, and investment committee materials for accuracy and completeness.

Due Diligence & Transactions

• Coordinate and execute due diligence for real estate acquisitions and dispositions, working with internal teams, legal counsel, title companies, surveyors, and other third parties.
• Track entitlement, environmental, title, and survey work streams and proactively flag risks and open items.
• Support contract negotiation and closing logistics across the full deal cycle, from LOI through closing.
• Prepare and maintain deal files, closing checklists, and post-closing documentation.

Asset Management

• Financially manage a portfolio of land and site assets, including budget preparation, quarterly reforecasts, and cash flow analysis.
• Track development milestones, construction draws, and budget performance against pro formas
• Identify opportunities to maximize the value of acquired sites ahead of vertical development.
• Support disposition analysis and execution when assets are monetized or sold.

Capital Markets & Reporting Support

• Prepare investment packages, deal memos, and board-level materials summarizing site acquisition activity.
• Track and communicate KPIs across the real estate portfolio – acreage, entitlement status, development timeline, and capital deployed.
• Support the CFO and capital markets team with financing-related due diligence for project-level debt and equity.
• Contribute to investor and sponsor reporting on the real estate and site development pipeline.

QUALIFICATIONS

• 6-7 years of experience in real estate acquisitions, development, asset management, or investment analysis – experience with industrial, data center, or infrastructure real estate strongly preferred.
• Strong Excel modeling skills: acquisition and development underwriting, waterfalls, and sensitivity/capitalization analysis.
• Experience supporting due diligence, contract negotiation, and closing processes.
• Bachelor’s degree in Finance, Real Estate, Economics, or a related field.
• A service-oriented, self-starter mentality with strong attention to detail and the ability to manage multiple projects simultaneously.
• Excellent communication skills, with the ability to present complex analysis to stakeholders at all levels.
• Comfortable operating in a high-growth, PE-backed environment where you help build the process, not just follow one.
