Our client is seeking a highly organized and detail-oriented Accounting Manager to join this real estate development office to support the financial management of real estate developments and construction projects. This role involves overseeing project-level accounting, cost tracking, and financial reporting for both ongoing construction and completed real estate assets. The ideal candidate has experience in both construction and real estate accounting, including job costing, draw schedules, and asset capitalization.
Responsibilities
- Maintain accurate books and records for real estate construction projects and operations.
- Prepare monthly, quarterly, and annual financial statements for individual properties and consolidated entities.
- Track project budgets, commitments, costs, and change orders; perform job costing and variance analysis.
- Process and monitor construction draw requests, invoices, lien waivers, and vendor payments.
- Reconcile construction loan accounts and prepare monthly draw packages for lender submissions.
- Ensure compliance with contracts, budgets, and financial covenants.
- Work closely with development and property management teams to ensure proper cost allocations.
- Assist with operations budget preparation and variance analysis for each property.
- Perform CAM (Common Area Maintenance) reconciliations and tenant billing adjustments.
- Review lease agreements to ensure accurate financial reporting.
- Coordinate with property managers, leasing agents, and external auditors.
- Ensure compliance with internal policies and external regulations.
- Assist with project cash flow forecasting of construction funding sources and operational funds.
- Support due diligence activities during property acquisitions and dispositions.
Qualifications
- Bachelor’s degree in accounting, finance, or a related field.
- CPA highly preferred or other relevant certification
Minimum of 5+ years of accounting experience with at least 3 years in real estate or property development
